Well I think in two of those situations the chat can come in very
useful.

1 - Having the conversation specific to a book, especially during a
sprint filters out everything that is unrelated so it is a more
productive means of communication.

2 - However if the group that the book belongs to is part of a
community, then having the chat localised to the entire community can
also be beneficial for building that community.  While mailing lists are
a great way for communicating within an entire group (such as FM), it is
always nice to have that real-time conversation with other members of
your group even though you may be working on different projects/books
within the group.  For instance way FM is currently set up, the mailing
list is a great way for having the deeper conversations and making sure
all those interested don't miss out.  But when you are in the FM
website, writing, editing or even just reading the content there, it is
great just to have a casual conversation with whoever else is online at
that point in time.
